Booking and confirmation

Real estate: pick your package and a time online and your slot is held right away. We confirm by text and email the same day. If something doesn't work (the drive, the drone, the home's size) we call you before confirming, never after.

Everything else: tell us about the project and we send a line-by-line quote within 24 hours. Your date is locked once you approve it.

We confirm every shoot the day before by text.

Payment

• Real estate: nothing up front. Payment in full is due within 7 days of delivery, and your files unlock the moment it's paid.
• All other work: payment terms are written on your quote before anything is booked.
• Monthly retainers: billed on the 1st, month to month, cancel anytime before the next month starts.
• Full-resolution files release once the invoice is paid. You'll see previews in your portal right away.
• We take card, ACH, Zelle, Venmo, check and cash.

Cancelling or rescheduling

• Reschedule or cancel for free with at least 24 hours notice.
• Less than 24 hours notice: $75.
• If we arrive and can't get in, it counts as a late cancellation.

Weather

We make the weather call by 8am on shoot day and text you either way. Weather reschedules are always free. If a real twilight shoot gets clouded out, we swap in virtual twilight so your listing isn't held up.

Before the shoot

We email a prep checklist for your package when you book. The short version: lights on, blinds open, counters clear, cars out of the driveway, pets secured, and nobody home who doesn't need to be. We shoot the home as it is; we don't move furniture.

Lockbox and gate codes are collected by text the day before, never through our website or email.

Delivery

• Real estate photos within 24 hours, video within 48, listing websites within 72.
• Brand, hospitality, event and wedding work: 5 to 10 business days, set on your quote.
• Rush delivery is +50%: photos the same day, video the next day. Holiday shoots are +75%. No weekend fee.
• Everything lands in your private client portal, with an MLS-ready photo set for listings.

Revisions and reshoots

Our satisfaction guarantee: tell us within 7 days of delivery if something isn't right. Every project includes a round of edit revisions, and if we missed a shot we should have gotten, we come back and get it at no cost. If we still can't make it right, you don't pay for that part. Changes to the scope after the shoot (new rooms, a different cut, extra deliverables) are quoted before we do them.

Floor plans and measurements

Room sizes come from our 3D scan, scaled to the county building sketch. We don't list a total square footage. Floor plans are for marketing, not an appraisal or a survey, and every plan says room sizes are approximate.

3D tours and listing websites

• 3D tours stay live for 6 months from delivery. Need it longer? $15 a month keeps it up.
• Single-property websites stay live for 6 months from delivery, then $10 a month.
• After that we archive them, and we can bring either one back any time.

Virtual staging and virtual twilight

Every virtually edited image is labeled, and you always get the original too. MLS rules require you to disclose virtually altered photos, and we make that easy by marking each one.

Drone

Every drone flight is flown by an FAA Part 107 certified pilot. Some properties sit in restricted airspace or near airports. If we can't fly legally, we tell you before the shoot and take the drone portion off your price.

Travel

Travel is a flat fee per round trip from Hartland, MI: free (local, within about 30 minutes), $50 (nearby, up to about 45 minutes), $75 (out of area, up to about 75 minutes). Anything farther, out of state or international, is quoted with flights and lodging listed on the quote.

Who owns the photos and videos

You get full marketing-use rights to everything we deliver: MLS, websites, social, ads, print and booking sites. Broader rights for brand work (paid media beyond 12 months, third-party licensing) are set on the quote. We may show the work in our portfolio unless you opt out when you book.
