  • Reschedule free with 24 hours notice. Less than 24 hours, or we can't get in: $75.
  • Weather: we call it by 8am and reschedule free.
  • Files unlock in your portal once the invoice is paid.
  • Virtually staged or edited photos are labeled for MLS.

Common questions

Answers before you ask.

How fast is turnaround?
Photos are in your portal within 24 hours of the shoot, with an MLS-ready set, and video within 48. Rush (+50%) gets photos the same day and video the next day.
Do you travel?
Yes. We're based in Brighton, Michigan. Travel is a flat fee per round trip from Hartland: free within about 30 minutes, $50 up to about 45 minutes, $75 up to about 75 minutes, quoted beyond that. Out-of-state and international work includes flights and lodging, quoted up front on every proposal.
What if weather pushes the shoot?
We reschedule for free. We make the weather call by 8am on shoot day and text you either way. Drone and twilight need clear conditions, so we'd rather move the date than deliver something that doesn't sell.
How does payment work?
Nothing up front. You pay in full within 7 days of delivery, right in your portal, and every file unlocks the moment it's paid. We take card, ACH, Zelle, Venmo, check and cash.
Can you accommodate rush requests?
Usually yes. Rush is +50%: photos the same day and video the next day. Holiday shoots are +75%. There's no weekend fee.
Who owns the photos and videos you deliver?
You get full marketing rights to everything we deliver: the MLS, Zillow, your website, social, ads and print. We may show the work in our own portfolio unless you opt out when you book.
Do you do 3D Matterport tours and floor plans?
Yes. 3D Matterport tours are $229 and floor plans are $125. Floor plans show approximate room sizes, and are included in Pro, Premier and Elite. The 3D tour is included in Premier and Elite.
